San Jose Real Estate Market Report – September 2026

If August was the month San Jose's price finally pulled back, September is the month we find out whether that pullback was a one-off. The short answer: the price held, buyers showed up, and the market took a little longer to do its work. The data from Santa Clara County MLS tells a more interesting story than the headline number alone.

The Quick Version

  • A typical San Jose house sold for $1,568,888 in September, about the same as August.

  • 367 houses sold, up from 323 in August.

  • Homes took about four weeks to sell (28 days on average).

  • Houses sold for 2% over asking price on average.

  • Condos and townhomes: the typical price went up to $729,000.

Median Sold Price (September 2025 – September 2026)

Single Family Homes: What's Happening Right Now

Prices are steady. The median sale price for a single-family home in San Jose was $1,568,888. That's down just 0.4% from August, which means prices are holding, not sliding.

More homes are selling. 367 houses closed in September, which is 44 more than in August, a 14% increase. More buyers are out there signing contracts.

It's taking a little longer. The average home sold in 28 days, up from 24 in August. That's still fast, but a home that isn't priced well can sit.

More choices for buyers. There were 606 houses for sale at the end of the month, up 10% from August's 549. Sellers listed 471 new homes in September, more than the 367 that sold, which is why the choices keep growing.

Sellers still have the edge. Homes sold for 102% of the asking price on average, so a $1,000,000 listing typically closed around $1,020,000. We also have about 1.7 months of supply, meaning that if no new homes were listed, it would take less than two months to sell everything currently for sale. A balanced market is closer to 5 or 6 months, so San Jose still favors sellers.

Condos and Townhomes

Condos and townhomes are a different story right now. The typical price rose to $729,000, up 4.1% from August's $700,000. Price per square foot, which makes it easier to compare units of different sizes, also rose to $631 from $611 (up 3.3%). Both point to condo values moving up.

The pace is slower than for houses, though. Condos averaged 44 days to sell, and sellers received 99% of the asking price, just under full price. With 127 condos sold and 471 for sale, there's about 3.7 months of supply. That's closer to a balanced market, which gives condo buyers a bit more room to negotiate.

How San Jose Compares to Santa Clara County

Across Santa Clara County, 726 houses sold in September at a median price of $1,880,000. San Jose's median is about $311,000 lower than the county's, which is a big reason so many buyers are looking here. In fact, about half of all the houses sold in the county were in San Jose (367 of 726).

San Jose's pace is right in line with the county. Countywide, homes took 27 days to sell and went for 103% of asking, compared with San Jose's 28 days and 102%.

Nearby cities vary a lot. Sunnyvale homes sold in just 10 days at 107% of asking. Santa Clara and Milpitas homes both sold at 105% of asking, in 20 and 30 days. Campbell homes took 45 days on average. Condos across the county sold in 42 days at 100% of asking, so San Jose condos are running a little slower and a little softer than the county overall.

What This Means for San Jose Home Buyers & Sellers

If you're selling a house in San Jose: Price your home based on what sold in September, not on what a neighbor listed for earlier this year. Well-priced homes are still selling above asking. But with more homes on the market and about four weeks to sell, an overpriced home is the one most likely to sit.

If you're buying a house in San Jose: You have more homes to choose from than you did a month ago, and a bit more time to decide. It's still competitive, though. Most homes are selling above asking, so get your financing lined up before you start touring.

If you're buying or selling a condo or townhome in San Jose: Buyers may find some room to negotiate, since condos are selling slightly under asking and taking longer. Sellers should price to what similar units sold for recently, and I'm happy to pull those numbers for your community.
